Switching of existing home loan from HDFC to IDBI
by S N Chari on Aug 21, 2014 01:51 PM

I have taken home loan of rs. 1846000 for 240 months with the EMI of Rs. 18431 as per 10.50% ROI from HDFC in Feb 2012. Till now I payed 30 EMIs and as on today (Aug 2014), the total amount of principal outstanding is Rs.1771292, and presently it is 10.75% ROI and the balance tenure is 222 months. Now If I go for conversion by paying Rs. 4969/- fee, the ROI will be 10.15 with the spread of -6 and the balance term would be 199 months. on the other side, I have got a loan transfer offer to IDBI with 10.25% ROI, without any single rupee transfer charges. Please suggest me that, should I go for conversion at HDFC or to transfer to IDBI, as I don't have much knowledge on this subject. Please let me know in detail which is beneficial to me in long run and what decision should I take.

Switching of home loan from HDFC to SBI
by amit krishnan on Jul 21, 2014 05:34 PM

I am having an outstanding home loan of 18.62 lacs with HDFC. The ROI is 11.75%. (PLR-SPREAD). In my case PLR is 16.75% & spread is 5%.To change the spread from 5% to 6.6%, I have to pay 5200 approx. to HDFC then my effective ROI will be 10.15%. SBI is also offering 10.15% ROI for shifting of loan from HDFC to SBI but for completing the formalities I have to spend nearly 20000/-. I want to know whether I should opt for SBI, since I have to continue the loan for next 16 years.
