In mumbai builders are asking more than 50% in black!! Congress govt is well aware of situation but sitting like lame duck on the issue and in fact encouraging this.
Now when we have CVC chief who is tainted and is appointed by Congress what more we can expect.
But still common man goes and votes for Congress!!

You must be going to some stupid builder or you yourself are trying to buy high value property in low price - no good builder in Mumbai asks for black components - in resale property they ask for black and it varies between 10% to 40% - go to good and reputes builders

The common man is much too stupid to understand that corruption kills his interests without exception !

And for the most part, he is also too stupid to understand that in the matter of corruption, there is little to choose between the Congress, the BJP, the SS, SP, BSP, DMK, AIADMK, NCP, JD, etc. !!

Jains, Aggrawals, marwadis and other Bania communities have taken control over property market all over India. You can not beat Banias. They are Challu , bigtime. They have one thing in mind , suck blood from their customers.

The Jains, Agrawals, Marwadis, etc. are all strict vegetarians.

They believe that it is sin to kill animals for food ! Therefore, they suck blood from human beings to make up the deficit !

its not that the housing prices are determined by the demand but its determined by the builders. Builders have so much money(black) that they are not prone to market sentiments. Its like saying that a politicians allowances got cut because of finincial problems, this never happens, atleast in India.

cheating by builders on carpet area is the major issue

Be carefull when you buy property from CIDCO, CIDCO has a habit of cheating/playing fraud on property buyers by manipulating the area. For example a 1000 sq feet carpet area Module will be sold as 2000 sq feet in 1998 and as 1300 sq feet in 2004 all on the whims and fancies of the CIDCO.

Govt. of Maharashtra has floated CIDCO (City Industrial Development Corporation)
A State Govt. undertaking which is the most Corrupt undertaking of the Govt.of Maharashtra. Instead of being a agency for providing housing to the middle and lower class at reasonable rates it encourages price escalation for the benefit of few builders and Bureaucrats.

Some of the ugly/ Shady Deals of CIDCO include

Allotment of land under the 12.5% scheme to fictitious Companies,polictians.

Change of reservation of plots for commercial use

Railway Station Complex Scam
The station complex Built By CIDCO at Nerul , Vashi, CBD. The commercial areas was sold in the open market as Built up arae=carpet area ( 95-150 ) % loading in 96-98 at higher rates. In the year 2004 The same commercial premises were sold as built up area= carpet area 30% Loading to friends and relatives and front men of the Mktg dept of CIDCO at a discounted price. Imagine built up area of two adjacent offices of same carpet area are different.

People are being taken for a ride in many aspects of their life. Look at the auctioning of players. Have you ever heard of human beings are auctioned. From Farmers the vegetables are sold through the big business outlets with increased selling prices, By vertical constructions the common air is sold at a very high prices creating a very new situation of making people rich overnight. The gradual deveopment, gradual progress in life etc. are overturned and overnight millioniors are being created. for an artificial human satisfaction.

The prices needs to be standardize

I strongly feel the prices should be standardize as per areas. Currently, the builder lobby are taking more money than what it deserves. Government should have ready racknore where prices per area are standardize and builders cannot charge then the price band defined.

This will increase the housing sales and also benefit the service class people.

What more mockery of the system can we see when Builders-Politicians nexus are working at the top level to artifically jack up housing prices with the active connivance of Media fraternity.

The land mafia called as builders, has such "setting" with Govt., that no matter whatever happens, property prices won't come down ever. Worst case, they won't increase, but forget that it will ever come down. We witnessed one of the biggest slowdown, but did you see any city witnessing price drop in property? A damn 2 BHK in city like Bengaluru costs 45 Lakhs!!!!
