are even more than those in UK, USA, Japan now - this does not make sense at all; neither is it in tune with cost of living in india.

This is representative of CORRUPT GOVERNMENT and CRONY CAPITALISM.

This corrupt and looter UPA government under fraudulent expert and masked man Man Mohan is on loot and plunder spree shamelessly and arrogantly as idiots in Indian public still praise him.We are still blind though we cant buy daily needs.The price rise in property of 600% generally and as much as 50 times in some pockets since this corrupt government took over in 2003 is phenomenal and illogical.Black Money ,profiteering and shameless robbery is going on in India giving Indian super power slogans.People should buycot all projects that have property cost more than Rs 5000 /sq yard.And see how rates tumble down.Builders,landlords and politicians are main looters in this market.India is under seize of profiterers and plunderers.Even Mohammad Ghaznavi could not loot India like this.All educated people must force this corrupt government to resign and throw them out in elections.MM Singh and his cabinet colleagues deserve to be held to open public trial for loot and treason.No comments are required for mayawati a totally degenerate person.She has no agenda and no ideals except money making and corruption giving dalit calls.

Again a misleading article !

Articles like these are used to create hype and panic among the probable buyers.

The rise shown is of over 9 years and hence is nothing to brab about.

We all know that the builder lobby is the most undisclosed & protected fron general public as no RTI impacts them.

They are the biggest spenders in marketing & advertising in Media.
Trying to jack-up rates, Showing false promises-
15 min drive from CP
No Traffic
Around Green Belt
Near Proposed Metro station and may more..!

Truth is that they have a strong lobby and don't let price fall.

Just imagine , for selling a propert having 500 Flats , developer is giving ads worth lacs of ruppes every day for 506 months continously. still not able to sell at such high rates.

When u try to buy any average property it's in said to be in 50-80 Lacs range but when u want to sell you same property , you find no buyer?

Now they are on to 15-10 lac 1BHK studio appt & 25 Lac 2BHk appt WHY?? Because these flats are not selling . DWARKA is More than 40 % Still empty. MOre than 60 % GREATER NOIDA IS empty. Entire 35km strech from NOida to G NOida is full of projects ...! WIth no buyers they are now turning to advetorials like this and tryingto gain cheap publicity !

I agree. It very obvious that some drowning investor who put his money in this land is behind this article. I reside in Indrapuram and it is well known that there is very little sale happening due to too many flats built and very very very POOOOORRR infrastructure that the Govt. provides.

indian real estate cannot be compared with Advanced countries.

Due to many factors as well as the mindset of indian citizens which is conservative and "playing safe" attitude.

American real estate bubble bursted because of people's spending pattern in US and there attitude which was living on loans/cards and "spend it as you get it".

First, this entire article is based on the ground that the farmer is being cheated off a value. Question is, What value? I mean, without the developer and the government facilitating this project, who in the world would want to buy land over there at that price? So, the value is being created because of this project!

Second, Have you ever driven to Agra on the NH2? Would you buy the land over there and pay more than what the government paid to acquire lands in Gurgaon, closer to Delhi? You guys must be dreaming or must have never been to this part of the world.

Third, Don't you want other areas like Mathura and Brindavan to be uplifted to the levels of New Delhi? Get real guys, those "farmers" are not going to change the world we live in. If they could have, they would have.

So, stop fueling the fires of populism and free entitlements. This is exactly the kind of populism that got us stuck with reservation in the public domain. Our debt to GDP ratio is around 85% - Greece & Spain are at 120% or so - India needs to cleanse its public debt and this populism is not helping.

Lands are acquired with mandates, yes, but remember that the "farmer" on the ground will get the first benefit (and pain) of the new highway in addition to the cost that the government is paying them for the land. Agriculture is good - no denying that but there is better value here. They need to move with such a change or get swept away if

I understand that the farmer may not want to sell his land at the price the government is paying - so the question is - what price is right as there is no other way out for the government.

Some have suggested that the agricultural value of land is under priced - ever wondered why?

It is because value is created not by sentiment but by the actual product and by demand. It is unfortunate that a poor few are stuck in this situation and this democracy is forcibly pushing them in to a corner - but does anybody have any other solutions where the government can get what it "NEEDS" and the farmer can get what he "WANTS".

Your message is wholly urban centric and based on the assumption that it is your god given right to acquire any land anywhere in India.What if the farmer does not want to sell and is forced to do so

Ban all coversions of agriculture land as India has only 1250 sq yard fertile land per person.It can never meet food requirement.We are heading for starvation and civil war.The guys like MM singh wont last more than decade anyway.They are doing huge damage to society.I can't understand why our foolish public is acting deaf dumb and negligent.

it needs a change.There should be a formula to calculate the price of the land. say 10% should be paid at first year. then every year another 10% of that year price
After 10 yrs another calculation should be done and 50% should be that price
