Comment on the Bangalore properties

I have gone thru many of the comments on Bangalore properties by Tushar Bungley. I am sorry to say, Tushar lacks the complete information about Bangalore locations, builders and their reputation and offering. Most of his comments are too generic or misleading.

A suggestion to all the Banglore Buyers. Now there are many properties are available for sell with huge discount tag or offer in Banglore. Try to explore the area which has less water and electricity problem. Otherwise one need to cough around 2K additional on water/extra maintenance due to water bill.

One should be able to find decent (most of the flats in bangalore com with all animities) flat in J P Nagar, HSR layout, Bansankri, RT Nagar, Jaynagar, Kormangala, Rajajinagar area where BWSSB supplies Kaveri water. There is no point in considering a cheap flat which lacks on animities and quality. In long term you will be paying more on maintenance of such properties.
There is lot of supply of used flat from prominent builders like Brigade, Purva, Mantri, Sobha, Esteem, Akme, NCC etc. The buyer has an advantage of established and reputated society and virtually no legal and civic issues.
For new properties Check the creditial of builder, location, convenience and approvals. Only BBMP approval is not sufficient.

wanted to buy an apartment at madinaguda at hyderabad @ Rs.2418 per sft, the builder is a reputed and known builder. is the price genuine. is there any margin for bargain

I see a lot of ads, which say invest on land at RS. 250-1000/sqft and in thre years I can reap profit of 100% (N.A> land) are these genuine or fakes?

Lands are genuine but promises are fake. It will be difficult to sell such plot.

What is the going rate now near Chandana Hospital, NGEF Layout, Nagarbhavi for site and for a 60x40 site with a 4 B/H & double car garage ?

land price will be anywhere between 72 lacs to 76 lacs depends on location. plus you can add the building value based on the construction and its age.

I have Triple X independent house in Ashoknagar, Near BHEL, Hyderabad admeasuring 2050 SQ Feet house. It's one year old house. If want to sell it, howmuch I can quote for that. It's 9km from Hitech City.

i think Today is good time to invest money for the home as well as in real estate. you know in
next 2years home rate is more than Todays rate . although everyone wants to make own home but it is possible only for todays date and not easy furthers years

Iwant to purchase one flat at Kolkata,Kestopur on VIP road. The rate is Rs.1750/-per sqt.Please advise me wether this rate is reasonable.In Kolkata there is no fall of rates of flats costing Rs.20lacks. B L Chandak.

Builders Vs Real Estate Agents make nexus, when ever you go or see the price of under constructions flats, there are vary price tags at builders ends it is high rate and agents are putting much below the prices when you asked or think why it islike this??? it is a new bussiness acts between builders & Agents, any how they want to make buyers fool by decieving the actual market price you will be confused if you want to match it so be careful when you are dealing with agents/builders especially in Mumbai suberbs areas rate is varying beyond ones justifications Beware!!! do hard burgaining with agents/builders
