What is teh ideal Price in a city like Pune

Can someone tell me what should be aideal price in a city like Pune.....

Not at all a Metro city...
Poor infrastructure compare to city like Chennai,Delhi.
poor Air connection.
very high price
very much dependent on Mumbai for many aspects.....

With my understanding here a 3 BHK flat(arround 1450 sqft) should not be

Baner : 28-32 Lacks
Aundh : 28-32 Lacks
NIBM : 25-30 Lacks
Deccan: 40 Lacks
Kothrud: 32-35 Lacks
Kalyani Nagar : 30-32 Lacks....

all of puneites input is requsted

I think current rates are
Kothrud: 40-42 Lakh      
Deccan: 42-45 Lakhs
Bharati Vidyapeeth: 22-25 Lakhs/30-32 Lakhs for duplex Flat
Aundh: 30-35 Lakhs/40 Lakhs- RowHouse

Way off the mark buddy.
1450 sq ft house in Pune today (for ready buy)
Baner / Pashan / Aundh: 45 Lacs
Koregaon Park: 55 Lacs
Kothrud: 55 Lacs
Deccan / Erandawane: 60 Lacs
Shivajinagar: 55 Lacs

I was surprised to find that prices in Pune were much much higher than that in Blore. Even the rentals are higher in Pune. My estimate is as below:

Baner: 20-22 Lakhs
Aundh: 22-25 Lakhs
NIBM-Kondwa: 20-22 Lakhs
Deccan: 28-32 Lakhs
Kothrud: 22-28 Lakhs
Kalyani Nagar: 22-25 Lakhs

exactly ..even when recently I came to Pune after few years in chennai , even I was surprised to see the rates of Pune ..when compare to chennai as city Pune with facilities(like transportation, education, medical etc) to its people is far far behind the rates are almost same and in soem cases it is even higher in Pune.....
