Uneducated comment. With demonetisation traders and businessmen are now forced to accept digital payments for their survival which would never have been the case otherwise. Huge chunk unaccounted money will be wiped out of the market for ever now which will make all sectors accessible for middle class and poor

Demonetisation will slash real estate prices????????? A BIG NO
by binu on Dec 20, 2016 03:17 PM  | Hide replies

I dont agree with this view. the reason since last 2 years most of the medium sized sales was down by more than 70% some of even have zero sales. For affordable fall in 30% prices cannot afford builders to reduce prices because of high construction ,metetial & labour cost. Most of the affordable selling near 0-10% Profit. affordable hosing is full white and most of them avail 90% loan . if the prices crash by 30% most of them will default housing loan , builders will default project loan. it can destroy entire banking system then we can see repeat of 2008 happend in US. Huge deposit base after demonetization banks are left with only option to reduce interest rate and give Housing loan. I think market will stabilize in these levels rather than crashing.

High material cost and high labor cost is just lies spread by the construction / builder lobby. Builders are pocketing 40 to 60 percent as profit and literally looting the public.

90% unsold inventry
by binu ravi on Dec 20, 2016 02:58 PM  | Hide replies

already there is 90% unsold inventory in metros as the prices were exorbitant. price never came down coz of the black money. so sad about the poor guys bot in premium segments recently. hold for buying:-

1. there will be crash crunch.
2. Builders cannot stay keeping the high price.
3. No one will buy paying huge white money as they will be asked about source.
4. Rs 1000 notes will never see market again.
5. Rs. 200 will be withdrawn soon.
6. there will be no scope of black money any more.
7. FIIs will not invest in real-estate sector as their money will be traced.
8. With in six months we can see cracks appearing.
9. a disaster by year one.
10. do not buy NOW.

70% of the apartment and 95% of the land dealings involved CASH dealings and 90% of the realty buyers were from the CASH generating businesses and only 10% of the buyers were salaried white buyers.
Now only this 10% segment is intact and will be in a position to buy/sell. So in effect, upto 80-90% of the apartment segment is affected and land dealings (which were mostly cash based) might have viirtually stopped.

Demonatization is boon to citizen

The reality sector is mostly ruled by goons and land mafia. Modi kicked them at the right time so that everybody can dream of their own house now.
