Dubious Builder = Sharad Construction Company ( Mumbai) = CHEAT
by Sandeep Jain (View MyPage) on Aug 17, 2010 08:19 AM | Hide replies

We have the case of M/s. Sharad Construction Company, in Bhandup-west, Mumbai-78, partner= Mr. Shantilal Jain having Sharad Industrial estate( industrial galas ) who , inspite of the last 4 years, is not forming the Society & continuously duping gala owners, cheating & threating them under various pretexts. There is a industrial building "F" bldg. where he has not allowed the society to be formed since last 15 years. We members of "H" bldg. have now approached a city lawley to get the society formed. This builder extorts illegal payments under pressure & cuts off water / electricity connection if people don't pay up.Collects 2450.00 rupees under "BMC TAXES" but actually does not pay even !,200.00 rupees out of it. Such persons shoud be dealt with strictly & FIR's to be launched against them. ARE THE CONCERNED AUTHORITIES LISTENING ?

Beyond Dadar
by Rythm on Jul 26, 2010 09:48 AM  | Hide replies

Beyond Dadar offices should make an attempt to shift to suburbs. Govt offices should take the lead. The offices should conduct a survey to realize where max people are coming from. For example in a government/pvt office in CST, if most ppl are from dombivali, then shift office in dombivali. Is it possible? I think this is one way of improving quality of life

Right now offices are in prime areas because big boss and leadership team all stay close by and dont mind. However, majority of office goers come from suburbs. Why not shift?

Location of offices especially govt offices are not selected based on the convenience of staff, but based on convenience for people who visit these offices. Get real man! Can BMC be shifted to Dombivili becasue most of the staffers may be staying at Dombivili.

To improve the condition of Bombay- we are almost talking of impossibility. The division of the city into Central, western & Harbor line is a curse to the people in the city. Shifting a CST office to dombivali helps some one frm dombvali. But think of a Malad resident.
While one case will helpe some, the other will make one life nothing better than hell!! how ever i do feel that its HIGH TIME Government act to bring down the real estate rates

Affordable housing is Real affordable?
by Raees Mohammed on Jul 24, 2010 03:49 PM

Affordable housing means small flats of 500 or less SFT for builders. This is not really affordable. Affordable should be between price 10lakh to 12 lakh with minimum 700sft.if you get it for 1300/per sft to 1500/per sft than only it could be affordable. i see from last 1 year there is only talk of affordable housing but in reality i never come across any affordable flats from last 1 year in hyderabad.

AFFORDABLE HOMES !!!!!!
by Bikash Mukherjee on Jul 24, 2010 03:45 PM  | Hide replies

WE WERE RULED BY BRITISHERS WHO HAD NEVER TROUBLED THE "AAM AADMI". DURING WORLD WAR, THEY ENSURED AMPLE FOOD AND PROTECTED SHELTER FOR THE CITIZEN OF INDIA AND WERE CONCERNED FOR THE "AAM AADMI'S" NEEDS. IT WAS THEY WHO HAD ACQUIRED SUFFICIENT LAND AND OPEN SPACE FOR THE DEVELOPMENT OF INDIA.
AND NOW FORGET ABOUT DEVELOPMENT FOR AAM AADMI, EVERY AVAILABLE LAND ARE BEING SOLD TO DEVELOPERS WITHOUT PROPER INFRASTRUCTURE. LOOK AT AVINASH BHOSLE'S RECENT DEAL WITH CIDCO. IT CLEARLY INDICATES THAT INDIA IS EVERY POLITICIAN'S GRANDFATHER'S PROPERTY. OUR CM, ASHOK CHAVAN SAYS HE HAS STAYED THE DEAL. WITHIN SIX MONTHS THE STAY WOULD BE VACATED FOR FURTHER EXPENSIVE CONSTRUCTIONS. OUR CM WANTS TO ACQUIRE COASTAL LAND LIKE SINGAPORE. BUT IS HE AWARE THAT SINGAPORE WENT VERTICAL EVEN IN CRZ TO MAKE AVAILABLE SPACE IN THE ISLAND COUNTRY AND THEREAFTER RECLAMATION DONE. RELIANCE OF MR.MUKESH AMBANI CAME UP WITH A NOVEL IDEA TO SELL GOODS TO CONSUMERS DIRECTLY AT A VERY CHEAP PRICE BY ELIMINATING ALL MIDDLE MEN'S DIVIDENDS. NO POLITICIAN SUPPORTED HIM WORST WAS HIS STORES WERE ATTACKED BY GOONS, RANSACKED AND DESTROYED. MR. PAWAR OUR AGRICULTURE MINISTER, IS A MASTER OF MONEY MAKING, ALWAYS LOOKING FOR SUCH AVENUES. HAS NO TIME FOR 'AAM AADMI'S WOES. THE CONGRESS ON THE WHOLE CRYING FOUL BY SAYING INFLATION WOULD COME DOWN SOON. WE HAD BEEN HEARING THIS FOR THE LAST ONE AND HALF YEAR FROM PM, FM AND THE SO CALLED PLANNERS.

well said. There is no affordable housing in urban areas. A person with even 30-40000 per month salary can not buy a house in his life time if he has two children to bring up, educate and marry off. Affordable house means not more than 15 lakhs which should be delivered in less than 12 months of booking. Now builders have started taking almost entire amount within one year of booking and then dlivering after additional two years.Your delay is at 18% but builders penalty clause if any starts after three and a half years and at 7-8%. I have not heard of any so called reputed builders delivering on time. Let it be DLF, Ansal,Unitech,Lodha, kalpataru, Era,Ackruti, mahindra,Ashiana or any such name including Emmar MGF. God save the poor house seekers.

Talk- affordable housing
by Bodh Ramdeo on Jul 23, 2010 06:58 AM

The private sector will cater to the needs of those who have the means. The federal govt has to urgently to step into the breach and build low-cost affordable housing for the poor and lower middle-class across the land, on an emergency footing.
They should take a leaf out the HUD programs in the US, where the federal govt directly builds and manages low-cost, affordable housing throughout the various states. All their talk of providing affordable housing is just that - talk!

by anindya Roy on Jul 22, 2010 06:20 AM

Black market money is keeping indian real estate artificially high; otherwise no one will pay 50 lakhs for a pegion hole in new bombay . What do you think?
