We have the case of M/s. Sharad Construction Company, in Bhandup-west, Mumbai-78, partner= Mr. Shantilal Jain having Sharad Industrial estate( industrial galas ) who , inspite of the last 4 years, is not forming the Society & continuously duping gala owners, cheating & threating them under various pretexts.There is a industrial building "F" bldg. where he has not allowed the society to be formed since last 15 years. We members of "H" bldg. have now approached a city lawley to get the society formed. This builder extorts illegal payments under pressure & cuts off water / electricity connection if people don't pay up.Collects 2450.00 rupees under "BMC TAXES" but actually does not pay even !,200.00 rupees out of it. Such persons shoud be dealt with strictly & FIR's to be launched against them. ARE THE CONCERNED AUTHORITIES LISTENING ?

The fact of the matter is that an average Indian really cannot afford a reasonable flat any more. Any flat within India should not cost anything between Rs 1,200 to Rs 1,800 per square feet, which includes the procurred land on which a building is built, be it three storeyed or thirty. The huge difference is because the middle men, namely polititians, underworld, the refugees who came from Pakistan and now fleecing fellow Indians are playing a roost here. What kind of a life is it when you sell yourself for twenty plus years to live in a wretched flat? Its slavery of the 21st century. Few do get happier with time while the majority find the same flats they bought twenty years back a bane as ther sons, daughters, in laws etc wait for him to die and will his property to them. Its a SHAM of humanity. No sane, hard working Indian can really own a flat in the city without having some corrupt activity. Any takers?

The other day I was told my neighbor bought a home for 70 lacs. Its a spacious two BHK uptown Mumbai. But WTF wrong with this nut case ? He is a retired executive who bought it with his life savings.

I for a moment was shell shocked. Cos no one in his right mind will shell 70 lacs for a two bhk home.

70 lac will earn about 50 K monthly income if you invest in banks. You do not even have to work.

Why the fk he did is beyond me. You bloody get a whole village for that money.

About 7 years before, I bought a 1BHK flat for INR 12 lac in western suburban Mumbai; now the cost of that same flat is INR 37 lac. Do you still feel that property in Mumbai is a bad investment?

why it should increase at this rate?
whether the life style or our income increased this many folds?
real estate mafia utilising people bad investment strategy to mint money. just compare with price rises in real estate in US/Canada. You will be surprised how much indians are sucked up the real estate mafia.

I dropped the idea

I dropped the idea of buying a home. Why tre fk would I shell 30 lacs for a two bhk pigeon hole with cracks all over ? Instead I moved to smaller town where I pay 2000 per month rent. My salary is reduced to 70% of what I used to get. But I saved my life's savings and enjoy the interest.

And its so peaceful out here. Even kids enjoy.

Be carefull when you buy property from CIDCO, CIDCO has a habit of cheating/playing fraud on buyers by manipulating the area. For example a 1000 sq feet carpet Module will be sold as 2000 sq feet in 1998 and as 1300 sq feet in 2004 all on the whims and fancies of the CIDCO.

Govt. of Maharashtra has floated CIDCO (City Industrial Development Corporation)
A State Govt. undertaking which is the most Corrupt undertaking of the Govt.of Maharashtra. Instead of being a agency for providing housing to the middle and lower class at reasonable rates it encourages price escalation for the benefit of few builders and
Bureaucrats.

Some of the Shady Deals of CIDCO include

Allotment of land under the 12.5% scheme to fictitious Companies,polictians.

Change of reservation of plots for commercial use

Systematic Destruction Of mangroves and reclaiming land and blatant violation of CRZ Rules.

Railway Station Complex Scam
The station complex Built By CIDCO at Nerul , Vashi, CBD. The commercial areas was sold in the open market as Built up arae=carpet area ( 95-150 ) % loading in 96-98 at higher rates. In the year 2004 The same commercial premises were sold as built up raea=carpet area 30% Loading to friends and relatives and front men Mktg dept of CIDCO at a discounted price. Imagine built up area of two adjacent offices of same area are different.

Here in canada , if your credit rating is ok you can get the home loan for 1.50%. The entire process to sanction the loan is not more than 5 minutes. You have to visit the bank only for signing the papers.
