quality 3BHK costs around 60L in Bangalore. That was exactly the price my cousin paid in US for an independent house.

I Think What Girish is saying is correct. We are paying huge money to buy the houses that are not good in quality and often pay money unknowingly towards taxes like service tax, Sales Tax (laughable thing since no builder probably pays anything to the taxation authorities). If you compare global house pricing, especially Europe and US, we pay almost equal or 50% (London for example) but we earn 10-20% of global incomes. Infact, the best thing would be to have a regulatory body but how much will it help in a country that tops the corruption index in the world - we will have to wait and watch. If we have to do something, probably there has to be a website that will rate the builders and each flats they construct by the Buyers. Every buyer should buy a flat only based on Ratings from this website. That should really scare a lot of builders off since they will not be able to sell without having a good reputation (E-bay funda). Cheers. NG

Forget big builders govt agencies are also into cheating its consumers

Many believe govt agencies Agencies like CIDCO, MHADA do not cheat since they are Govt Organisations. But in case of Congress Governed Capitalist Maharashtra, Govt agencies like CIDCO educate motivate and guide the private builders with new innovative methods of how to cheat .Many of the builders get inspired . In case of problems the common man will end up in lengthy court cases. Today Situations is such that there is a total absence of goverment machinery and regulations which takes to task unscrupulous builders and agencies like CIDCO,

If goverment agencies LIke CIDCO Cheat and defraud the aam admi so what honesty can one expect from the greedy builder community.

A example of CIDCOs famous Railway Station Complex Scam :The station complexes Built By CIDCO at Nerul , Vashi, CBD. Premises was sold in the open market in 1996-1998 as Saleable Area = Carpet area plus ( 95-150 ) % loading at higher rates. In the year 2004 The unsold premises were sold as Saleable Area = Carpet Area plus ( 30% ) Loading to friends / relatives and front men in the Mktg dept of CIDCO at a discounted price .i e One Bldg , Two Adjacent Premises - Same Carpet Area , But Saleable Area sold differs by 60 % - 120 %.
ie carpet area 600 sq ft Sold as 1200 Sq ft in 1998 and in 2004 sold as 780 sq feet.Simple case of Con / Cheating the common man.

A eyeopening incident where with time the area of a premise changes.

Cash and cheque ratio

This article is not honest. Everybody knows that builders and nowadays even in second sale, people are asking 50 percent cash and 50 percent cheque. I need a house...it is my basic right and I cannot get it legally by all white money (even if I am ready to pay more like 35 lakhs, builders will give agreement value of 18 lakhs only).

I booked my Flat in Magarpatta, Jasminum, Pune. At the time of booking Magarpatta said Flat possession will be on April 2007 and the same thing is written on Flat Agreement Letter too. Now even after end of Oct07 flat is not ready, now they are saying flat will be available only after April 2008.
Who will be pay Bank Interest as well as the rent which we are paying?
Magarpatta is a big chitters...and Maharashtra Govt is doing nothing%u2026they want only money%u2026

Kristal Group in Bangalore is supposed to be a fairly reputed builder. Their project Kristal Beryl is delayed by 8 months already and another 4months of delay expected. These builders don't realise that thier reputation can easily get tarnished by such delays. So any one dealing with Kristal group in Bangalore, please beware!

does anyone has such experiences with Salarpuria or Prestige in bangalore as of now i am thinking of booking a flat from one of these two builders.
