watch CNBC Tv18 sunday morning show on realty, and how the prices are moving up. talk to your real estate agents, bank people, and also the local buzz (not ruour mongers, and chahcas, but reliable sources, also not upselling sources).
also follow the business buzz, take into account the economy and how it might affect your purchase decision. sure it involves a lot of work, but im sure you wont pay too much over just taking advice from someone who wont even know what your situation is and how you can afford etc. you are the best judge for yourself.
once yu have done the home work yourself, you will not regret the purchase decision.
never sure about land records and genuine documents here. Beware of buying adivasi land etc. It is illegal to trade in such land and you will be left with nothing even after paying.

yes, also land demarcated by government for defence, for special purposes, land demarcated for sc/st or obcs, or any industry charity etc - catch a good lawyer, pay him his fees, and make doubly sure you have the right deeds, and there's no duplication in municipality. afterall - like in delhi - the muncipal people who accept bribe and create illegal records never get punished. its always the persons who buy them with thier lifetimes savings who are affected. so better not bribe and get work done, one fine day - the bribed land might just be uncovered and we'd find ourself on the streets.

DDA type only.society flats would cost much more depending upon location ,quality of construction(it varies a lot, some are really bad-seepage starts from the very beginning!!!),proximity to metro ,society's reputation etc

THe way in which the prices have gone up like anything, the middle class cannot afford such high rates.People have stopped buying residential flats (new & resale) as the sellers are stupidly asking any price much more than the market rate.Also as the home loan rates of banks have gone up , nobody is visiting the banks for loans. Mumbai has come to a stand still position for lack of buyers. In next couple of months, the home & home loan rates will come down by 50% minimum.
