house prices flare up in delhi and mumbai-wrong info .
by G G PRABHU on Jul 03, 2004 12:35 AM

Ankita sarker has given incorrect information on Mumbai, saying that 50 % price rise has taken place in Goregaon ,Mumbai. However this is to inform Ankita that here in Goregaon /Malad prices have been stagnant for years. In 1998 , the price in my area (chincholi bunder/link road ) was between 1900 to 2200 per sq.ft.Now Builders are quoting 2400 to 2700 but when one sits with them with "Token money" they settle for lower rate.My relation who is in the middle-east is trying to sell a 320 sq.ft one room kitchen flat in a good Regd society of a reputed builder( 6 yr old building). However, estate agents /buyers quote a rate of 2000/- per sq.ft,despite being a Regd Society.
To conclude this message, i would say that it just Exag-hype just may be publicised by builders.S0 someone please gice correct picture with facts and figures.

The news that prices flare up in mumbai is not exactly true.My relation, for one has a flat in a registered Society (6 yr old good quality consttruction). He wants to dispose off the flat having 320 normal bulit-up sq.ft.However the rate quoted by brokers is 2100/- and maximum 2200/-.
So someone should give the correct picture please.

This was only to be expected. With government policeces driven by demends from left, is keeping share market down. Investment options are reducing. Hence, capital is getting shisting it's focus to real estate. Now interest rates also start raising and economy will again be high cost-low return-inflation driven-low growth rate- and so on.
