I would suggest consider EMI as a one more alternative with low priority and don't ruin your life for it.

If you buy home on EMI and home prices rise 15% p.a. then it makes sense.EMI for investments are welcome.You can dispose of in case of some difficulty.Problems are for those who are paying EMI for consumption. Take EMI in your young days use them wisely nobody is going to give you a Loan in your fifties.

Hi Abhishek,

As long as you are not going to marry and have kids, your view points are OK. But once you marry and have kids your first priority should be stability. Having a regular source of income and owning a house are the things one needs to support a family. Changing homes every eleven months is not a funny thing. And for most of us owning a house itself is the dream.

life's doesnt end by finishing MBA and starting up .. you will/may be get married and may be some years later have kids .. An asset called home cannot be done away with .. you child's growing years need stability .. While we might or might not get the marginal happiness, but you definitely get marginal relief from some of the life's responsibilities.

Another fact to add...

In one of the article it was mentioned builder primarily opt for residential apartment rather than commercial. The reason pointed out was.

1. Residential apartment can be sold much ahead of time even before completion of the project (the wait time can even be 5 yrs are so). This is not possible for commercial property.

2. The return per sq feet area is approx 3 times higher for residential apartment compared to commercial....

So this well, before funding real estate investment.

I had H1b visa but couldn't go to US just because till the time i get settled I didn't have enough money to pay EMI. I was also afraid what I don't succeed in US, How will I pay the EMI. All these worries had kept me with the same company for many years. Only when I paid all the EMIs, I took the risk of going to US. Now I am in much better position just because I got rid of the EMI.
