The problem with 'immovable assets' is that you can not take them away with you when you move to other place. So your 'property' is safe and 'appreciates' as long as you have it. Unlike say gold or bonds, which you can encash ( liquidity) when you want.
Property is not like that.
Tomorrow, a simple law by the govt which says the following
1. Capital gains tax is 35% 2. PAN card is mandatory for each txn 3. A person is allowed to have only one home ( residence). All other ( non-residence ) are taxed at 200% the property tax.
All this is possible if the government realized that real-estate is eating into the economy big time.
