how builders harass buyers

by retaining various kinds of rights on the land / project. for e.g., holding rights to build further floors on the terrace, adding additional blocks in adjacent properties and expecting the original blocks to share amenities like club house, pool, gym. So charge 2 sets of buyers for one set of amenities. crooked to the core.

The State Govt shd have a single window system.The buyers must register at the window.The builder would get his nbr of flats regd at the window.Then, based on an agreement format designed by the State, the buyers would choose the flats and sign agreements.Payments would be made thru' the window.

Now corruption is certain as the official is a State govt employee.So, the list of buyers and sellers would be uploaded onto a website in real time.And anyone getting out of turn allotment would be dispossessed straight away.This would be done by a group of buyers down the list.This way a check and balance system would be in place, which would by and large work fairly.

Builder loot farmers of thier land and then loot the Flat owners

The poor flat owners , become slaves to these builders ..
And will work their azzes off for the next 20-25 years to pay thier EMIs.
The Aam asdmi can hardly afford a flat in these buildings.

We all know how these builder-politician-Banker nexus is ruining this country

if you do not buy home, where will you live? on gutter side? how long? rater than blaming builder, why cant you become builder and show by supplying cheap houses to your fellow countrymen? have you guts to do that. and what if you are a shopkeepr, trader, milkman. are you doing your job honesttly.

stay on rent .
You can get a 2 crore flat for rent at 25-30,000 per month .

What about all the other expenses when you buy?

For example, when you rent, landlord pays for maintenance!

And what are you going to do with the flat you bought after you die?

Give it to your ungrateful kids?

If Mumbai Rent Act is abolished --

Due to 'Mumbai Rent Act', which was introduced to protect people living in Rented houses, - Rents remained fixed in spite of rising maintenance costs. This prevented land owners from building Rented Houses & finally common man was forced to PURCHASE Houses from builders.
=If Mumbai Rent Act is abolished, then Private property/ Land owners will take interest in building Rented houses, which will be another option available for people & PEOPLE WILL OPT TO RENT HOUSE THAN PURCHASING IT - & will not get DUPED by a Builder.

Do not invest your hard earned money in the project by Wadhwa in Ghatkopar West near Godrej company. The Builder has flouted rules and has built more floors than was permitted. KEEP AWAY FROM THIS PROJECT.

Builders are the most corrupt class of enterpreneurs. They take gullible investors for a royal ride. They have a hand-in-glove with the politicians (DLF-Robert Vadra-Haryana Govt is a case in point). They have a nexus with the underworld. They are a huge stash of black money because of which real estate prices are not coming down and there is inflation in the economy.

Buyers do not form Forums and use Byuing power

Its time Buyers form Forums and every buyer sticks to Forums decisions and prices, yes builders can go on jacking up property prices but eod its buyers who are in such hurry to buy taking huge loans.

If buyers follow strict disciplines and form strong forums Prices will eventually come down only, will that ever Happen? Do not forget Consumer protection laws and practices in India are one of horrible ones only cause Buyers do not understand and explore their buying power and rights through strong Forums like what happens in Western countries.
