Buying a home? How not to get cheated

Carpet or Builtup area

I am planning to buy a Flat. Issue is Every dealer charging for built-up area. Is this correct.
Ex : Carpet area is 778
Terrace: 60

But Builder charging for 1048 Sq Feet.

Please guide.

90% politician (local to Delhi) make money from real estates deals.

Govt. has no hold or control in property dealers or builders. They can inflate prices like anything.
The rising cost of houses/apartments are mainly because of the highly inflated and over-valuation of property by the property dealers. As they receive commission on percentage basis. So more the price of house/appt. the more will be the commission.

I complete agree with Mr. chandan mentioning below that a decent home in Metro would not cost below 50 Lakh.
Even you cant get a decent rented society below 20 thousand per month.
Govt. has no hold and doing nothing regarding the common man.

Common man only attended rallys of politicians, clapped whole heartedly for the speeches of assurances made there, waved flags of those parties, fought with others to canvas and ultimately vote and make him victorious. Then why blame politicians for making money by stealing or other means. Without doubt Common man is responsible for all these happenings.

Every common man - i believe like me is frustrated on the housing rates - With my Indian Salary i would end up 30 or more years of loan paying and income to get a just normal housing in any like metro. House prices in some areas have rocketed to 1000% and you wouldn't find a decent living below 50L. to 1 crore.

Only solution is become part of problem

1) Builder
2) Politician
3) Cheat / rob / corrupt.
4) Build your high income


Reasonable solution

1) GOVT should tax rental income 50%
2) Regulate Rental rates and punish over chargers
3) Tax more than 2 Homes for 50% on gain on investment
4) Builder / Contructers income tax charge 50% above if income above 1 cr/ annum
5) Tax credits for first time home buyers.
6) Regulated Land prices.

Again Solutions don't work.. Hope someone on the reader board has power enuf to implement this..

We know that the builders are conning us. We are quite knowledgeable on this front...but how do we prevent it? Every builder in the city does the same type of calculation, and with their take it or leave it attitude, wats the solutions?

It is a daylight robbery...and i feel govt shud stop giving permissions to these small time builders.

Should builders charge buyers on the basis of Carpet Area or Built Up Area or Super Built Up Area for a NEW APARTMENT within Karnataka ?

What is the law says in Karnataka ?

IT DEPENDS ON BUILDER TO BUILDER ... NOT A COMMON LAW FOR ALL ..

There is no such law. Super built area shall depend upon design of a building. In a multistorey building where lifts as well as staircase is involved super area shall be more in comparision to a building of low height where there is no lift required. Usually super build area is 135% of the carpet area.
