you havent taken into account the cost of the land which adds to the FAR Value.... therefore the cost of construction only minus the sale price is not the profit value. besides this... there are other hidden costs such as plan sanction, brokerage and local goons which have to be dealt with which are unforseen expenses and adds to the cost of the estate.
I AM PLANNING TO BUY A FLAT UNDER SRS. Please let me know what are legal documents I should get from the builder. And without the N.A. can builder start constructing the flat.
THIS IS AN INFORMATIVE ARTCLE !! no doubt @ it. but we have to go to roots WE ALL INDIANS HAVE TO FORCE GOVERNMENT TO CONTROL ESTATE PRICES & DECENTRALIZE INDUSTRIES SO THAT PEOPLE WILL NOT HAVE TO COMPULSARILY STAY IN BIG CITIES
developer never furnishes. Woodwork-shelves/cupboards, wall paints on preference (developer will give neutral color), good lighting and fittings, modular kitchen, AC, geyser, new furniture, etc etc. Its better to do it before moving in then after, as after never really comes. It will cost around 3-10 lacs depending on requirement. Once done it feels more like home, else the flat feels like a empty house and nags you. Anyway every 4 years repaint is needed, plumbing check, door/window check and electrical wiring check is needed.

Yes.. I agree with you Falak. But these charges depend on personal preferences. They can be as low as your budget for furniture furnishings can be, hence i have not included them in the article.
Dear All, I have booked a 2 BHK flat in Omaxe PARKWOODS, Baddi (H.P.) in November 2006. But till date the so called reputed group OMAXE is unable to provide me possession of flat. They always reply me that you will get possession in coming 3-4 months, but these 3 - 4 months are not going to end. So this is my moral duty to inform all of you about fake OMAXE group.
Re: OMAXE not ready to give possession of 2 BHK Flat after 5 yea

So sad to hear this for a reputed builder like Omaxe. I think they must have included a late delivery charge in your buyer's agreement. It is generally paid @ Rs. 5 per sq. ft. per month if builder delays the delivery of flat after 36 months on start of construction.
