Always live in teams individual will not have strength to do everything. If you are realy in need of house look for people like you and form a team of atleast 10 people and locate a site. Normally construction is allowed 200% of land area so for your group needs you can find suitable site. Then appoint architect and contractor to build the apartment. If you have trouble hire a pmc to coordinate every thing. Then you will incurr about 1250/sft as construction cost.

What's the point in shelling out huge sums of money in buying these flats..
In most of the cities the moment u get out of your house the entire surrounding is filled with filth, squalor and all kinds of anti-social elements.
Its better to live in rented apartments with minimal belongings so that even in case of a robbery u do not stand to lose much.

flat of 40 lacs will value at to 4crores in 20 years . the cash of 40 lacs will remain as 40 lacs

wow u mean the as the flat get older its price will increase.It is not going to happen.People will come and stay in a 20 year old flat by paying 4 crore.I dont think.40 Lacs if invsted in good stocks will earn you more than 4 crore

Built up area is the overall sft of the flat. Say for example 1200 Sft. Carpet Area is the sft which comes when you actually lay a carpet and check. Normally Carpet area will be 20% less of the actual flat. So 1200 sft - 20% i.e., around 960 or 1000 Sft. Hope this helps

20% was in the stone ages man !! Nowadays nothing less than 35-40%= difference in carpet & built-up areas. Check all of the new constructions. You seem to be living in paradise...

Carpet Area is the acual floor area of your rooms. All builders however sell houses on built up or super built area which includes passages, all open land spaces in the society etc. The difference is huge between built up the salable area and actual area. The difference generally is 40% to 50%. Eg. 1000 sq. ft. built up area could mean only 600 to 650 sq. ft. carpet area. Before buying flat/house please do check the actual carpet area.
