I am a State Govt. Servant.I live in my own house. I cannot claim any exemption under HRA.Can I claim any deduction towards the House tax I am paying every year. Can I claim any deduction towards the maintenance charges.

Say you got a House in Chennai and you used to take Home Loan based exemption. Say, your company has shifted you to Mumbai or Delhi where you have a taken a house on Rent, leaving your Chennai home for your parents or family. In this case you could claim exemption for both Home Loan as well as HRA

Possible iff the own house is beyond 25kms. from your place of work/industry/office.If this comes to the attention of PC he will scrap this. Thank God , he is not the FM now.

There is no such rule that the 2 houses should be 25Km apart. What if i take the flat of my neighbour next door because my wife and my mom cannot stay in the same house and i have to take care of both? I can stay in rented house next door of the house i own and claim tax benefit for both.

Actually Sachin, I think it is possible as long as you show your own house as "rented out" and not "self occupied". You can't self-occupy and claim HRA in same city.
So basically you show your own house as RENTED OUT to your mother and then you have to add the rental income (highest of actual, fair rent and municipal rate) to your annual income. The good part is that if you have a loan then ENTIRE interest component as well as municipal tax and 30% repair charges can be deducted from income, so you can actually show a loss and save tax.
