Some more points to be considered when buying a property.
a) Check if the plot has been conveyed by the builder to the society (The property card must have the name of society as the owner)

b) Check if the building has an OC from the municipal corp, else you could be occupying a flat illegally.

c) Check if the registered agreement of previous owner is in sync with the index II which is attached at the end of a registered document by the registrars office. Very office there is a mismatch and undervaluation of property.

The Good Neighbour

I think it is also important to know who the new neighbours are. You can choose the house but having bought it you can't choose your neighbours.
These days it is also important to have a good set of society office bearers. Perhaps it would worth the trouble to actually visit the someone in the neighbourhood and find out about the character of the neighbours and the society office bearers.
