How the interest part would be divided if joint home loan is taken?
by Saurabh Jain on Feb 03, 2006 12:31 PM

I and my wife taken a home loan for which principal and interest payments are as follows:
CASE 1;
Principal Amount; 1,20,000
Interest Amount: 1,80,000

How can we take the tax benefit?
a) Both take the tax benefit of 1 lac (principal) and 1.5 lac (interest)

b) I take 1 Lac and wife takes 20,000 as principal benefit.

c) I take 1.5 lac and wife takes 30,000 as interest benefit.

If Principal and Interest part are 80,000 and 1,20,000 how can we distribute the tax benefit?

In present scenerio How to decide the home we are going for is legal or illegal ?

Now a days it is in the news that many Flats etc. with stamp duty paid, Registration done, Society Regd., Having Electricity Connection, Telephone Connection, LPG or Gas Line Connection, Waterline, Ration Card etc. and above all occupied by 5-10 years and in some cases having Home Loans too are given Notice for demolition declaring the same to be illegal

What if wife does not have income ?
by Amit R on Sep 28, 2005 08:23 AM

My wife is the joint owner of our flat & a co-applicant for the home loan. However, she is a housewife and has no income. I have been informed that since I'm a joint owner, I can only claim 50% of the tax exemption available under both principal & interest components. Since my wife has no income and pays no tax, is there anyway I can claim 100% tax benefits?

joint home loan- tax benefit
by ajai on Sep 27, 2005 05:34 PM

Sir,
AS per your article, in case of joint loan of 2 borrowers each of the borrower will get benefit of Rs. 1.0 lakh (principle) and Rs. 1.5 Lakhs (interest)
on home loan. i.e. total maxm. benefit of principle will be of Rs. 2.0 Lakhs and total interest benefit will be of Rs.3.00 Lakhs will be available.

But the CA of Loan bank told me that Rs. 1.0 lakh(principle) and Rs. 1.5 Laks interest will be split between borrowers and in no case maxm benefit of income tax on a joint loan will exceed the limit of Rs. 1.0 lakh principle and rs. 1.5 lakhs interest.

PLEASE CLEARFY.
