It really is unfortunate the experience some people have with brokers, fortunately all brokers are not alike and some really do have their clients interest at heart. Always opt for a well know brokerage firm as opposed to small time local brokers... providing you can afford it, it will be well worth your while.

Dear all,
As about house hunting, it's very difficult to find the new house,dnt' beleive on the agent's as they only wan't to earn money,whenever who go to search house should always ask the residence,near that place,or anyshopkeeper if u have no freinds in their area,should know if the building should strong and belong to well known or good builder ,always take suggestion from the security of the building,he is the one who knows more abt the society,members,and services,giving him some bugs,as my father had sufferded alot while searching a house,bcz once u buy it's very difficult to change it ,dn't make any hurry.

Advice to flat buyers

1. Agree with Anurag. You must read the documents.

I have had the experience of buying 4 apartments in Mumbai and selling 2. In all of the cases, I found some objectionable clauses.

2. Except one case, where I had made the purchase for investment purposes, all the other three were for own use. The reason of change was for laregr apartment to satisfy the growing needs of family!!

3. After considering all the precautions and requirements etc pulished in the newspapers and heard from friends, I decided on fwg main points:

i. Budget
ii. Select the flat which meets your reuirements of area and you truly love the place.
iii. The building should be new and almost ready for possession so you get the flat when you pay for it.
You dont have to wait for years for completion of the building
iv. Ask if the property is appoved by the HDFC
They take care of verification of all documentations.
v. Trust your luck for the rest.

Seller: Check ALL the papers yourself. Even if it takes 8 hrs to understand them.. Ask your broker.. even it takes hell your life..
Remember, you are The Customer!! And you are not here to buy promises and assurances.. you are paying all that you earned (and probably will earn in your life) for this deal!!

Know everything: Do your homework. Read rediff. and dont miss a single point thats mentioned over the net..live those exams days again when you spent nights for weeks.dont you love that time..give history a chance to repeat itself :-)

Take inputs: Share your decisions and perceptions and liking with your friends.. (Never the broker, excuse me). Listen to people. Its always good to take advices..@but dont get confused..

And once decided..close the deal ASAP!! prices are rocket high.. and you know the speed of a rocket? ask your 4 yr old:-)
And ofcourse leave something on that destiny !!

1. Never believe anyone: In india, unfortunately real estate dealing is still a dirty field. Look for proofs and pacca papers for every single penny you pay. Be it the seller, broker or the bank agent. Afterall, its your hard earned money!!

2. Handle brokers carefully: They are professionals..and know every bit of the tricks. You might want to think twice before disclosing your budget..because there are fair chances that will sell even the cheaper house for your budget. And worse, make you feel happy that you got a great deal which would not have been possible without Mr. Best Broker!! Poor you!!

3. Get the right loan agent: They promise.. whetever you ask for!! but only before you hand over the processing fee and token money (In Lacs mind you!!)to seller. Now, its you who is at the looser side and you need something from the others. And these agents will give another supplementry list of required property documents!! Have you already started count down for your final payment to the seller? boy.. you even singed on that Agreement To Sell which marked "deal and token money stands void unless you make the payment by..."

House is very important thing in life. a person should not compromise on his needs while lookig for a house. House should be big enough to have good time with ur family members. there must be some importnat thing which should be kept in your mind while choosing for a house. some of thse are as follows:
1. Budget: First thing we keep in mind is the Budget of ur family.
2. Location: House should be loacated near ur workspace and school ur children.
3. Construstion: Always looks for good contruction. choose only trusted builders if ur choosing a flat.

According to me. There are benefits of moving to a bigger house ;But you may have to sacrifice a few things which you were used to earlier - namely travelling to work, old friends and neighbours etc.
In my case I moved from Goregaon to Borivali , in mumbai suburbs ; from a 1 BHK house to a 3 BHK house. This added around 1 hour to my usual travelling time. But I got used to it after a couple of months and I am now enjoying the fruits of staying in a bigger better and more peaceful environment. You have to focus on what you get and not on what you lose when you move to a new place.

This article is applicable only to Mumbai.
Using a broker is waste of money in lot of other places.
