Is it Worth do Takeover from ICICI to HSBC SmartHome ?

I have taken home loan of 25 Lac from ICICI which jut 20 months old. My current ROI is 8.25% but if I pay 0.5% of principal o/s, it will become 7% as per their offer. I am looking for top up loan also of 7 lac which ICICI is not giving. I am getting 32 lac from HSBC with SmartHome option at 8% ROI. Is it worth do takeover from 7% ICICI to 8% SmartHome HSBC ?

Wanted to know that whether HSBC smart Home loan is really providing worth???Is there any hiden cost compare to ordinary home loan??? Pls get back to me ..i'll be wait for ur ans...
